Nova Scotia Deposit Rules (2026)

Nova Scotia caps the security deposit at one-half of one month's rent. It is held in trust with interest and returned promptly after the tenancy unless the landlord applies to keep it.

Governing law: Residential Tenancies Act, R.S.N.S. 1989, c. 401

Half a month maximum

A security deposit cannot exceed one-half of the first month's rent.

Held in trust with interest

The deposit is held in trust and earns interest at a regulated rate, payable to the tenant.

Return after tenancy

The landlord must return the deposit within the statutory period after the tenancy ends, or apply to the Program to keep part of it.

Allowed deductions

Unpaid rent and damage beyond normal wear and tear, with evidence.
