One month maximum
The security deposit cannot exceed one month's rent. Half can be required at move-in and the balance within roughly two months.
Inspections
Move-in and move-out condition reports are expected to support any deductions.
Return timeline
The landlord must return the deposit or account for deductions within 7 business days after the tenancy ends and the tenant provides a forwarding address.
Allowed deductions
Unpaid rent, unpaid utilities, and damage beyond normal wear and tear.
Disputes
Disagreements over the deposit are decided by the ORT.
